How to “background check” of your contractor:

Look carefully at these hidden roofing scams that are not often discussed.

The average homeowner probably has to get a roof twice in their life. So it is not surprising that when one needs a new roof there are a lot of things to consider so you don’t lose out on your hard earned money.

Roof scams

1. The sub contractor

A nicely dressed well informed person is there selling the roof putting all your fears aside. Then that salesman hires a sub-crew. Perhaps the crew knows what they are doing, but what of they don’t.

Short story

A customer called concerned about what look like a blown off shingle. Her roof was only two years old. We got there to inspect and found the the roof was installed improperly. She had soft wood in areas and the shingles not only had high nails but not enough in each shingle for manufacturers specifications. She reported the findings to the original roofing company and they were non responsive and just passing it off as “high winds” must have done the damage. Final outcome the homeowner is left with a $900.00 roofing repair and the rest of the roof will surely encounter problems as time goes by.

How to avoid this scam:

Make sure the company you hire has their own employees. Ask who will be on the roof by names. Ask who the Forman on the job will be. If at all possible make sure the owner of the company will be working side by side with the employees to ensure the quality of workmanship.

2. No or wrong ventilation

Not all roofs are created equal. Just because a company scribbles down something on paper does not mean they know what they are doing.you must have ventilation on your roof to maintain your roof. If there is not ventilation on your roof your shingles will bake on and disintegrate.

A short story

First off, I don’t consider myself a salesman. When I go to a customers home it is to educate and discuss the issue at large. I then give my opinion, my fix and a price if they were to hire my company to fix it. Weather the customer decides to go with my company or another I just want everyone to be happy. One particular bid I educated the customer then we parted ways. A month later when driving by I noticed the roof had been completed. As I looked at the home I noticed absolutely NO venting. I know I discussed with her the importance of this. Perhaps someone’s bid was cheaper than mine or maybe the salesman was pushy either way this customer is going to be needing a new roof in the next five to ten yeas.

How to avoid this scam:

First, get it in writing! Everything should be detailed out in a roofing estimate. If you are unsure ask the roofer to take pictures during installation so you can see the work get done. Lastly, have a second opinion prior to the work being done to discuss placement of vents.

3. Sub-par materials and poor installation

Be sure the shingle you choose matches the outcome you desire. Be sure your proposal includes ice and water shield. Make sure your proposal outlines that four nails per shingle will be used as well.

A short story:

One homeowner had a roof installed by a company that clearly used low grade shingles and installed the roof improperly. The wrong number of nails were used per shingle and flashing was not installed properly. After we investigated and told her the findings she was left having to file a lawsuit to re-coup the price of the roof to have it repaired properly.

How to avoid this scam:

Check criminal background of the company to check for any lawsuits. This could be a red flag. Remember not to just ask for references but also addresses of homes that they have roofed. Check with your local city hall and ask about local trusted companies. Your local insurance company usually has a list of trusted contractors as well.

4. Down payment disappearing act

If a contractor asks for a down payment BEWARE! The majority of roof can be removed and replace in 1-4 days. This is plenty of time for the job completion prior for the materials and labor to be due. It is possible the the roofing company will request proof of funds and this is normal.

I have seen it too many times. Just don’t do it!

How to avoid this scam:

Be sure the contract states “pay upon completion”.

5. The “DISCOUNT SCAM”

Sign now and I can give you $ 500.00 off. This is a high pressure tactic that is just not realistic. The bottom line is it costs a certain amount to put on a roof. Where is this magical $500.00 coming from? Are they going to use cheap materials? Are they using untrained professionals to be able to pay them less? Don’t be bullied into signing anything. A bottom line has to be made to install a roof. Are they marking up the roof $500 to be able to give you a discount? If this is the case then do you really want someone installing your roof who is playing games with money?

How not to be scammed:

Just remember a roof is a huge investment. I know we all want a great deal, that’s human. Be sure to protect your investment by doing your homework and comparing your options.
